Goodwin Village Ainslie

The Goodwin Village Ainslie has recently won the award for Retirement Living at the Property Council Australia/Rider Levett Bucknall Innovation and Excellence Awards.

The Ainslie Lifestyle village is a $100m redevelopment of a site that contained the very first cottages built in Canberra to accommodate the elderly as well as Canberra’s first aged care hostel. Goodwin Aged Care services is Canberra’s largest and longest established aged care service and offers a new standard of quality accommodation and services to older Canberra residents.

Davis Langdon’s Cost Management services were involved in every stage of the project from inception and feasibility estimates through to agreement of the final contract price. We provided independent cost advice on procurement of packages and signed off on all major packages prior to letting and verified variations, progress claims, cost reports and the final contract price.

This project is part of the overall re-development master plan of the site and the final contract price was $16m excluding GST, professional fees and fittings, furniture and equipment. The project comprised of 27 one/two bed apartments in two ‘towers’ with a ground floor Village Lifestyle Centre and 11 two/three bed single storey villas. The lifestyle centre includes reception, bar, restaurant, computer room, crafts room, meeting rooms, swimming pool, gym, consultation rooms, hair dresser, spa, chapel, billiards room, theatre and indoor & outdoor bowls and a men’s shed.

The project was delivered under a construction management arrangement with a guaranteed maximum price and a share of savings provision.

It was officially opened on 11 March 2010 by the Chief Minister, Mr. John Stanhope, MLA with special guest Noeline Brown Australia’s first Ambassador for the Ageing.
